There are three types of foundations and your house will have one of them.
Raised Perimeter Foundation
Slab Foundation
Post and Pier Foundation
A raised perimeter foundation will most likely be supported by pier blocks in the middle of the structure and the inspector will access the foundation via a crawlspace hatch or door. It is important to note any major vertical cracking on the foundation walls as this could be a sign of settlement. Horizontal cracking is also a sign of settlement and should be noted and addressed by a foundation specialist if deemed necessary. You will want to know if the house is bolted to the perimeter foundation walls as well.
Slab foundations are typically not accessible due to floor coverings, but a seasoned inspector will be able to determine if there is any significant slope or possible cracking under the finished flooring that could be caused by settlement. The inspector will also be on the lookout for water intrusion from the exterior.
Post and pier foundations are the most problematic due to pier blocks settling over time. Without a continuous foundation wall, the structural integrity is less than with a perimeter foundation. Another issue to look out for is animal access points around the perimeter. Animals will damage heat ducts, insulation, and electrical wiring which can be costly to replace.
